Information We Collect

We collect information that you provide directly, information generated when you use D1 and information obtained from public or licensed sources.

• Account and contact information, including name, email address and an optional telephone number.
• Professional and research context, including selected user roles, properties, parcels, addresses, counties or geographic areas you choose to investigate.
• Workspace information, including saved signals, saved properties, account preferences, dossiers, feature usage and related activity.
• Technical, usage and security information, including IP address information processed for security and, where applicable, stored as a cryptographic or pseudonymous hash; browser and user-agent information; device platform; language and time-zone settings; screen and viewport dimensions; network and connection characteristics; session identifiers; request timestamps; referring pages; authentication events; security events; and diagnostic logs.
• Subscription and transaction information, including plan, subscription status, billing status and payment-provider transaction references.
• Public-record and property-intelligence information, including parcel, ownership, filing, tax, court, permit and other information available from public, governmental or permitted data sources.

Sensitive Information

Ordinary use of D1 is not designed to collect biometric identifiers, voiceprints, faceprints, precise GPS geolocation, government-issued identification numbers, health information or complete payment-card details.

D1 does not activate a user’s camera, microphone, facial-recognition features, voice-recognition features or background device sensors for surveillance.

Internet Protocol information, browser information, device characteristics and approximate network location may be processed for authentication, security, fraud prevention, abuse detection, diagnostics and service operation. Where appropriate, network and device identifiers may be stored in hashed or pseudonymous form.

If a future D1 feature requires sensitive personal information, Digentus will provide any additional notice, choice or consent required by applicable law before collecting or processing that information.

How We Use Information

We use information to operate, secure, improve and support D1 and to provide the property-intelligence workflows requested by users.

• Create and maintain D1 accounts and verified workspaces.
• Authenticate users through secure access links and account sessions.
• Provide signal previews, saved research, dossiers, owner intelligence, income intelligence and related plan features.
• Apply preview, storage, dossier and feature-access limits.
• Process subscriptions, payments, billing recovery and account upgrades.
• Communicate service notices, requested access links, account information and relevant product support.
• Detect abuse, investigate security incidents, prevent fraud and maintain system integrity.
• Analyze product performance and improve data quality, interfaces and intelligence workflows.
• Comply with legal obligations and protect the rights, property and safety of Digentus, users and others.

Automated Processing and Profiling

D1 uses automated systems to organize property information, generate and rank property-related indicators, summarize signals, enforce plan and usage limits, detect abuse and calculate internal product-engagement, intent or security scores.

Automated product-engagement and intent scores may be used to understand product usage, improve D1, identify support or upgrade interest and protect the service. They are not used by Digentus to make decisions that produce legal or similarly significant effects concerning D1 account holders.

D1 property-intelligence outputs are generated from available data, rules, models and derived indicators. They may be incomplete, delayed or inaccurate and should be independently verified before being used for a material property, legal, financial, lending, insurance, employment, housing or tenant-screening decision.

Where applicable law provides a right concerning qualifying automated decision-making or profiling, a user may submit a privacy request using the methods described in this policy.

Sources of Information

Information may come from you, your browser or device, D1 account activity, payment and infrastructure providers, and public or permitted property-data sources.

• Information submitted through registration, contact, account and billing interfaces.
• Technical information created through normal website and application operation.
• County clerks, property appraisers, tax authorities, courts, municipalities and other public agencies.
• Service providers acting on behalf of Digentus.
• Other sources that are lawful and appropriate for property-intelligence operations.

Public-Record and Property Information

D1 organizes information derived from public records and other permitted sources. Public-record information may include names, mailing addresses, property addresses, ownership relationships, recorded instruments and government filing activity.

A privacy request submitted to Digentus does not alter the originating public record. Requests concerning an official public record may also need to be directed to the government agency or source that maintains that record.

D1 may retain source references, derived indicators, audit records or deidentified and aggregated information where permitted by law and reasonably necessary to preserve data integrity, prevent fraud or document the origin of an intelligence signal.

How We Disclose Information

We disclose information only as reasonably necessary to operate D1, complete user-requested transactions, protect the service, obtain professional assistance or comply with law.

The categories of information disclosed depend on the service being provided and may include account and contact information, technical and security information, product-usage information, subscription and transaction references, property-research inputs and outputs, and records associated with legal or security matters.

• Account and contact information may be disclosed to authentication, email-delivery, customer-support and account-service providers.
• Technical, usage, session and security information may be disclosed to infrastructure, hosting, database, logging, monitoring, fraud-prevention, cybersecurity and diagnostic providers.
• Subscription, billing-status and transaction-reference information may be disclosed to payment processors, subscription-management providers and financial or accounting service providers. D1 does not provide complete payment-card numbers because those details are processed by the payment provider.
• Property-research inputs, source references, derived indicators and generated outputs may be processed by infrastructure, data-processing, mapping, analytics or property-data providers where reasonably necessary to provide D1.
• Relevant account, transaction, security or property-related records may be disclosed to professional advisers, auditors, insurers, contractors or governmental authorities when reasonably necessary and permitted or required by law.
• Business and account records may be disclosed to a successor or participating party in connection with a merger, financing, acquisition, reorganization, due diligence review or sale of business assets, subject to appropriate protections.
• Information may be disclosed to other parties when a user directs the disclosure, requests an integration or provides legally valid consent.

Cookies, Sessions and Local Storage

D1 uses cookies, browser storage and similar technologies to maintain secure sessions, remember preview usage, support magic-link authentication, preserve interface preferences and protect the service.

Blocking essential storage may prevent authentication, saved research, previews or other D1 features from operating correctly.

Data Retention

We retain information for as long as reasonably necessary to provide D1, maintain account and transaction records, comply with legal obligations, resolve disputes, enforce agreements and protect system integrity.

Retention periods vary based on the nature of the information, the purpose for which it is processed, account status, security requirements and applicable law.

When information is no longer reasonably necessary, we may delete, anonymize or aggregate it, subject to lawful retention requirements and backup-management cycles.

Your Choices and Requests

Depending on your location and applicable law, you may have the right to request confirmation of processing, access, correction, deletion or a portable copy of certain personal information, or to object to or opt out of certain processing.

You may submit a privacy request through the privacy-request form available at /privacy-request or by emailing [email protected]. You do not need to create a new D1 account solely to submit a request.

We may need to verify your identity, account relationship or authority before completing a request. Verification information will be used only to authenticate and process the request.

An authorized agent may submit a request where permitted by applicable law. We may request evidence of the agent’s authority and may separately verify the request with the individual concerned.

We may deny or limit a request where permitted by law, including when information must be retained for security, fraud prevention, legal compliance, transaction records, public-record integrity or the establishment, exercise or defense of legal claims.

If Digentus declines to take action on a request and applicable law provides an appeal right, you may appeal through /privacy-request or by emailing [email protected] with the subject line “Privacy Appeal.” We will respond within the period required by applicable law.

• Identify whether you are requesting access, correction, deletion, portability, an opt-out or another privacy right.
• Provide the email address associated with your D1 account, where applicable.
• Identify the state or country whose privacy law you believe applies to the request.
• Do not send passwords, complete payment-card details, Social Security numbers or government identification unless specifically requested through a secure verification process.
• Describe the information or D1 activity involved with enough detail for Digentus to locate and evaluate it.

United States State Privacy Rights

Residents of certain states may have additional privacy rights when the relevant law applies to Digentus and the processing at issue.

Depending on the applicable law, these rights may include confirmation of processing, access, correction, deletion, data portability, an appeal, and freedom from unlawful discrimination for exercising a privacy right.

Applicable law may also provide rights to opt out of the sale of personal information, targeted advertising, certain processing of sensitive information, or profiling used to make a decision that produces legal or similarly significant effects.

D1 does not currently sell account-holder or website-visitor personal information, share it for cross-context behavioral advertising, or use account-holder profiling to make legal or similarly significant decisions.

D1 will evaluate verified requests under the laws applicable to the requester and the relevant processing activity. Nothing in this policy is intended to waive or limit a non-waivable privacy right.

Information Security

We use administrative, technical and organizational safeguards designed to protect information against unauthorized access, alteration, disclosure or destruction.

No internet service, authentication system or data-storage method can be guaranteed to be completely secure. Users are responsible for protecting access to their email accounts, devices and D1 access links.

Notify us promptly at [email protected] if you believe your account, access link or D1 information has been compromised.

Children

D1 is intended for adults and for professional or commercial property-intelligence use. It is not directed to children under 18.

D1 does not knowingly collect personal information online from children under 13. If Digentus learns that it has collected personal information from a child under 13 without legally sufficient authorization, it will take reasonable steps to delete or otherwise address that information.

A parent or legal guardian who believes that a child has provided personal information to D1 may contact Digentus at [email protected].

International Users

D1 is operated from the United States. Information may be processed and stored in the United States or other locations where Digentus or its service providers operate.

Where European Economic Area, United Kingdom or similar data-protection law applies, Digentus processes personal information as necessary to perform a contract or provide requested services, comply with legal obligations, pursue legitimate interests such as operating, securing and improving D1, or based on consent where consent is legally required.

Where required for an international transfer, Digentus will rely on an applicable adequacy decision, contractual safeguards or another legally recognized transfer mechanism.

Applicable international rights may include access, correction, deletion, restriction, objection, portability, withdrawal of consent and the right to lodge a complaint with a competent supervisory authority.

Our legitimate interests may include operating and securing D1, preventing fraud and abuse, maintaining service reliability, improving product performance and data quality, supporting requested property-intelligence workflows and protecting legal rights. Where required, Digentus balances those interests against the rights and interests of affected individuals.

Providing a valid email address and authentication information is generally necessary to create or access a D1 account. Optional contact, professional-context or preference information may be omitted, although doing so may limit related functionality.

Changes to This Policy

We may update this Privacy Policy to reflect operational, legal, security or product changes.

The effective date at the top of this document identifies the current version. Material changes may also be communicated through D1, account notices or email where appropriate.
